A prime opportunity in Broadbeach Waters arises with an existing council park that was sold off-market, offering a coveted northerly aspect and 965m2 of untouched land. The plans call for a sub-division into two parcels of land, each adhering to the minimum 400m2 density lot size. The proposed layout follows a battle axe formation, in keeping with the rest of the street, and both dwellings will have access to the tranquil canal.

The project presented a significant civil challenge in the form of the driveway, which had to continue over an existing stormwater inlet. With ingenuity and determination, the team was able to fully utilize the driveway within the stormwater easement and common property, thus releasing 825m2 of land for the construction of two free-standing homes.

Both homes exude a seamless blend of form and function, with a similar materiality that addresses both the canal and street front. The upper level boasts a white floating box that cantilevers over the striking charcoal face blockwork below, creating a dynamic interplay of light and shadow.
